Add a property
SmartLandlord has three ways to add a property. Pick the one that matches what you need:

The first time you open Aggiungi immobile, SmartLandlord asks once what you want to do with the property ("Cosa vuoi fare con questo immobile?"). Continua qui keeps you on the quick form, Vai all'analisi takes you to ImmoCheck. If you close the window, you also stay on the quick form.
Quick add
The form has four chapters. A progress bar at the top shows the current step; with the chapter tabs below it you can jump back; moving forward works only once the required fields of the current chapter are filled.
- Optional: at the top, upload a listing in the Carica PDF card (with Scegli PDF and Analizza). The details it finds fill in the form and carry a "PDF" marker. You can change any value; the marker disappears when you do. The other two cards lead to Importazione in blocco (CSV / Excel) and Analisi finanziaria completa (ImmoCheck).
- Chapter Dati dell'immobile: required are Indirizzo (best chosen from the address suggestions), Regione and Metri quadri. If you pick "Multi-family house" as Tipo di proprietà, Numero di unità is required too; each unit is managed individually afterwards in the property profile.
- Chapter Dotazione: kitchen, balcony/terrace, garden, furnishing, heating type, listed-building status, energy certificate and energy consumption. All optional.
- Chapter Reddito da locazione: Canone base and parking rent, both optional (a flat you live in yourself or that is vacant has no rent).
- Chapter Spese di gestione: property tax, allocable and non-allocable costs, house fee, maintenance and other costs, all optional.
- In the last chapter, click Aggiungi proprietà. The profile of the new property opens.
The purchase price is optional. Leave it empty if you do not know it (for example for an inherited property): rental management works fully, only the investment analysis stays locked until you add a value.
If SmartLandlord finds unusual values when you save, a window appears ("Controlla i tuoi inserimenti"). Correggi dati takes you back to check the number, Continua comunque saves it as entered.
Analysis, or many properties at once
- Yield, cash flow, financing and taxes are worked out by ImmoCheck: ImmoCheck.
- To add many properties at once, use the import: Bulk import.
Changing things later
Open the property in Il mio inventario and change property data, financing or rents in the property profile.
