Add and Manage Tenants in Your Properties
The Inquilini area records who rents your properties and on what terms. A tenant links a contact (the person) to a property/unit and a lease (dates, rent, deposit). This gives you one place to see who lives where, how much they pay, and what their current status is.
Open Inquilini
In the sidebar, go to Gestione → Inquilini. The tenants list opens with a summary at the top and one card per tenant underneath.

What you see
- Summary cards: Total tenants, Attivo, Avviso dato, Trasferito. These help you quickly see how many tenants are currently renting, how many have given notice, and how many have moved out.
- Tenant cards showing tenant name, property/unit, monthly rent, deposit status, and lease dates. Each card represents one tenant linked to one unit.
- A search box and a status filter (Tutti / Attivo / Avviso dato / Trasferito) so you can quickly narrow down the list.
Use the search when you know the tenant’s name or property, and use the status filter when you want to focus on active, notice, or moved-out tenants only.
Add a tenant
Click Aggiungi inquilino to open the tenant drawer, which slides in from the right. If you don’t have any tenants yet, this drawer opens automatically so you can add your first one straight away. Fill in the sections from top to bottom:

1. Contatto inquilino — pick an existing contact, or use Creare un nuovo contatto to add one inline without leaving the drawer. Re-use existing contacts when the same person rents another unit later so their history stays together.
2. Proprietà e unità — choose the Proprietà (required); pick a Unità if it is a building with units. Selecting a property prefills the cold rent, utilities, and parking rent from that property’s stored figures, which you can then adjust.
3. Dettagli contratto — set Inizio contratto (required), Fine contratto (leave blank for an indefinite lease), and the Giorno di scadenza. Use an end date for fixed-term leases; leave it empty for ongoing leases.
4. Affitto e costi — enter Affitto base (required), Spese, optional Parcheggio, the Numero di persone, and the Deposito. A Affitto totale is calculated for you so you see the total monthly cost. Use the “Use 3× cold rent” helper to fill a typical deposit amount, and tick Deposito ricevuto if the deposit has already been paid.
5. Note — optional, private to you. Use this for internal notes such as move-in condition or special agreements. These notes are not shared with the tenant.
Numero di persone records the household size and is used to split operating costs that are allocated per person — keep it up to date so cost statements are correct.
Click Aggiungi inquilino at the bottom of the drawer to save. Fields marked with * are required; if a date range is wrong or the new lease overlaps an existing tenancy on that unit, a warning appears at the top of the drawer explaining what needs your attention.
After adding
On each tenant card you can:
- Click the card to open the full tenant and lease details.
- Click Modifica to open the tenant drawer and update dates, rent, deposit, household size, or other information if the lease changes.
- Use Adattare l'affitto to run a rent increase directly from this tenant.
- Use the remove action to either delete a tenant that was created by mistake (no real lease yet) or mark a tenant as moved out — the app picks the safe option for you and asks you to confirm.
When you edit an existing tenant, the drawer also shows a Stato del contratto section where you set the tenant to Attivo, Avviso dato, or Trasferito. Choosing Avviso dato shows a reminder to update the move-out date accordingly.
Edit existing tenants instead of deleting them, so your history, payment tracking, and reports stay accurate. Deleting is only offered for tenants created by mistake; anyone with an active or past lease should be moved out instead.

Related areas (under Gestione)
- Contatti — your directory of people (tenants, contractors, banks, authorities). You can import contacts. Deleting a contact marks it inactive rather than removing it, so you can keep the history; use the status filter to show inactive contacts.
- Contratti di locazione — stored lease documents linked to tenants, with their status (for example, draft, signed, or expired).
