The SmartLandlord AI Assistant

The Assistente Smartlandlord is your personal AI co-pilot inside SmartLandlord. Instead of clicking through dashboards and lists, you simply ask — in plain language — about your properties, tenants, and finances, and it answers based on your real data. It can also run analyses, assess locations, read your documents, and — with your explicit approval — complete tasks for you.


Before you start

Make sure you are signed in to your SmartLandlord account.

The assistant only ever accesses the data you allow. Every data action runs through a consent with clearly scoped permissions, and everything is recorded in an audit log. You always stay in control.


1. Open the assistant

Open Assistente Smartlandlord from the sidebar — it sits right below Home.

Type your question in the composer at the bottom and send it. The assistant replies inside the conversation, often with clear cards instead of long blocks of text. Each conversation has its own address, so you can return to it or share the link later.


2. Ask about your portfolio

The assistant knows your portfolio. Ask it things like:

  • "How is property X performing financially?"
  • "Which leases expire this year?"
  • "What deadlines are coming up?"
  • "How are my loans and financing structured?"

It can look up your properties, tenants, leases, rent payments, operating costs, energy data, documents, and the observed market value (Marktwert) of your objects.


3. Let it analyse and decide

Beyond answering, the assistant runs the calculations you would otherwise build in a spreadsheet:

  • Cashflow projections and scenario simulations ("What if interest rates rise?").
  • Sell-vs-hold assessments.
  • Refinancing / follow-up financing (LTV) checks.
  • Rent-gap analysis and market comparisons.
  • A portfolio health check.

4. Assess any location

Ask the assistant to evaluate a location — not only your own properties, but any address. It creates a location assessment with socio-economic and infrastructure scores.

On mobile it can even assess the location where you are standing right now (with your permission), and it can suggest locations that fit your budget.

Location and market figures are estimates that support your decisions — always verify important numbers independently.


5. Upload documents — the assistant reads them

You can attach files directly in the chat:

  • Drop in a property exposé (PDF) → the assistant extracts the property data.
  • Upload a bill or receipt → it can create an expense from it.
  • Import a bank file → it allocates the transactions to your properties.

6. Let it do things for you

The assistant is agentic — after your explicit approval, it can complete real tasks:

  • Prepare an ImmoCheck analysis (and pre-fill it with Magic Fill).
  • Add a tenant.
  • Create a rent increase.
  • Draft an email.
  • Find matching partners.

You review and confirm before anything happens — the assistant never acts on your behalf without consent.


Your data and consent

The assistant is built to be GDPR-compliant:

  • Every data action runs through a consent with clearly scoped permissions, which you manage from the data-access panel on the assistant page.
  • All actions are recorded in an audit log.
  • The assistant only accesses what you grant — you remain the decision-maker.

Conversations and history

Each conversation has its own deep-linkable address, and your past chats appear in the sessions list next to the conversation. Open an earlier chat at any time to continue where you left off.


Best practices

  • Ask in plain language — full sentences work better than keywords.
  • Start with a clear goal ("Should I refinance property X?") and let the assistant gather what it needs.
  • For actions, review the confirmation card carefully before approving.
  • Treat analyses and location scores as decision support, not final advice.
