Manage Lease Agreements and Documents
The Gestione Affitti is where all your lease documents live. Open it under Gestione → Contratti di locazione to see which leases are active, upcoming, or historical, and to download or upload lease PDFs.
Lease records should always be linked to the correct property and tenant. Incorrect lease information can affect related payments, tenant records, and reporting.
1. What you see
At the top, summary cards count your total, active, draft, and terminated leases. Each row in the list represents one lease and shows:
- Affitto # – internal reference or number.
- Inquilino – the main tenant on the lease (click it to open the tenant).
- Modello – the template it was built from, if any.
- Fonte – whether the lease was Generato from a template or Caricato as your own PDF.
- Stato:
- Bozza – being prepared, not yet active.
- Attivo – currently in force.
- Terminato – ended early.
- Scaduto – reached its end date and is no longer active.
- Creato – the creation date.
Use the Tutti gli stati status filter to narrow the list, and the search box (Cerca affitti…) to find leases by number or tenant name. Click any row to expand its details inline, right below the row — you do not leave the list.

2. Creare un contratto di locazione
To add a new lease, click Creare un contratto di locazione. You first choose the tenant (pick an existing one or create a new one), and then the lease builder opens.
The lease builder is a single working page with the form on the left and a live preview on the right (Anteprima · aggiornata in tempo reale) that updates as you type, so you always see the finished contract taking shape.
Fill in the sections from top to bottom:
1. Immobile and Inquilino — when you started from an existing tenant these are already filled; otherwise you can create the property and tenant right here through a short step-by-step form.
2. Condizioni del contratto — set Inizio del contratto, Fine del contratto (leave blank for an open-ended lease, unless the template requires an end date), cold rent, utilities, and the Cauzione ({currency}). A “Use 3× cold rent” helper fills a typical deposit for you.
3. Modello — choose which lease template to base the contract on, or let the app pick one automatically.
4. Dati aggiuntivi — optional extras such as number of keys handed over, cellar room, furniture surcharge, or a graduated-rent schedule, depending on the template.
Clauses appear in the live preview automatically numbered (§ 1, § 2, …). You can:
- Turn individual Clausole predefinite on or off (clauses marked Obbligatorio cannot be removed).
- Add your own Clausole personalizzate (assistito da IA) with AI assistance, then Modifica them, refine them, or reorder them with the Sposta su / Sposta giù controls.
- Edit or refine any individual clause directly in the preview; edited clauses are marked modificato. Numbering renumbers itself automatically as you add, remove, or reorder clauses.
When the page shows Pronto da creare, click Crea contratto. The lease is created as a Bozza and its PDF is generated.
Upload your own lease PDF instead: if you already have a signed contract, you don’t need the builder — open the tenant and use the upload-lease-PDF action there. The lease then appears in this list with source Caricato.
Before creating a lease, verify that the selected property, tenant, dates, rent, and deposit information are correct.
3. Open a lease and its actions
To open a lease:
1. Go to Gestione → Contratti di locazione.
2. Find the lease using filters or search.
3. Click the lease row — its details expand inline, right below the row.
In the expanded detail you can:
- Preview the PDF with Anteprima. Drafts can be previewed at any time.
- Download the PDF with Scaricare PDF once the lease is active. A draft must be activated before it can be downloaded.
- Open the tenant (Apri inquilino) to see contact details and rent history.
- For a draft: edit it (which reopens the lease builder), delete it, or activate it with Attiva.
Activating a lease is final: once activated it becomes the official, binding contract and can no longer be edited. Make sure every detail is correct first.
4. Tips
- For daily work, filter to Attivo to see only current active leases.
Keep end dates and termination dates correct so leases move from active to expired or terminated automatically when appropriate.
- Always link each lease to the right property and tenant, so payments, tasks, and related records connect to the correct contract.
Incorrect lease assignments can cause related payments, tenant records, tasks, and reports to be linked to the wrong contract.
