MarketValueCheck

The MarketValueCheck estimates the value of a property from its address, living area and property type. It calculates like the market value section of the ImmoCheck, but on its own and without the full analysis. You find it in the sidebar under Analisi → ValoreCheck. The check is free on every plan; only the AI explanation uses tokens.

Run a valuation

In the card Nuova valutazione at the top, choose how you start.

Inserisci un immobile – you enter the data yourself:

  1. Type the Indirizzo and pick it from the suggestions. Only then does the check know the postcode and city exactly; both appear under the field after you pick. Without a pick, the start stops with a notice.
  2. Choose the Tipo di immobile and enter the Superficie abitabile (m²). These three (address, property type, area) are required.
  3. Optionally refine: Anno di costruzione, Stato, Classe energetica, Piano with the tick Ascensore, Terreno (m²), the extras (Balcone, Giardino, Posto auto, Cantina) and Locato.
  4. Optionally below the line: Prezzo d'acquisto (€), Canone / mese (€) and Mutuo (€). With purchase price and rent the result also shows the deviation from the price, the negotiation band and the loan-to-value.

Dai miei immobili – pick a property from your inventory. Address, area, year, purchase price and rent are taken from the property.

Click Avvia valutazione. After a few moments the result page opens.

There are no market prices for office buildings, commercial property and other non-residential types; the check then says "Per questo tipo di immobile non esistono prezzi di mercato residenziali (es. ufficio, commerciale).".

If the check does not know a city yet, it first fetches current prices. A yellow notice appears, and you start again with Riprova after about a minute. If many new cities have already been requested today, the notice asks you to try again tomorrow.

Read the result

The result page shows the same evaluation as the market value section of an ImmoCheck report.

  • Key figures such as Valore indicativo and Indicato per m². Prezzo vs. indicazione and LTV sull'indicazione are added; if the optional price or loan details are missing, only a dash is shown there.
  • The methods Metodo comparativo and Metodo reddituale are shown with their value ranges against the purchase price; the immoCheckReport.valuation.costTitle is for information only and does not drive the value.
  • The AI explanation is written shortly after the valuation; the figures are there before it. If your tokens run out, the evaluation stays complete and the page offers Acquista token.
  • At the bottom a notice says the result is an indication based on observed market prices, not an appraisal.

At the top of the page and in the header of the result you find:

  • Torna alla panoramica – back to the list.
  • Stampa / PDF – creates the valuation as a PDF. The PDF counts against your PDF allowance.
  • Apri ImmoCheck if the valuation belongs to a property in your inventory, otherwise Avvia un ImmoCheck completo. This takes you from the quick estimate to the full analysis.
  • Ricalcola con i prezzi di oggi – recalculates the same inputs with today's prices. The result is a new valuation marked "Ricalcolo".
  • Elimina.

My valuations

Every valuation is saved and listed under Le mie valutazioni on the start page of the check, with date, property, Indicazione di valore, price per m² and Qualità dei dati. Click the property to open the result. At the right of the row you recalculate or delete the valuation.
