Management Dashboard

The Dashboard gestione shows plan versus actual, cashflow, rental performance, costs and risks for your properties. Open it in the sidebar under Dashboard → Dashboard gestione.

Selecting properties

1. In the section Selezionare le proprietà you see your properties with purchase price and monthly rent. Tick the ones you want, or use Seleziona tutto and Deseleziona tutto.
2. Click Analizzare. The button shows how many properties are selected. Only then are all sections recalculated for this selection.

Without a property the page shows a notice with the button Aggiungi proprietà.

Header bar

A green bar shows for the selection: Proprietà, Unità, Tasso di occupazione and Valore del portafoglio.

The five sections

Analisi del piano rispetto alla realtà – Variazione del reddito and Variazione delle spese in percent (green = favourable, red = unfavourable), plus a progress bar of actual against plan for each of Reddito da locazione, Costi operativi and Manutenzione.

Previsione del flusso di cassa – Reddito mensile, Spese mensili and Flusso di cassa netto, below them a line chart of income, expenses and cashflow. If data is missing, Non sono disponibili dati sul flusso di cassa appears instead.

Performance della locazione – Affitto medio/m² and Tasso di sfitto, plus bars for Pagamenti puntuali, Potenziale di aumento dell'affitto and Tasso di rinnovo.

Monitoraggio dei costi – Costi totali YTD and the change rispetto all'anno scorso, below them a donut chart of costs by category.

Radar del rischio – six rows with a colour dot (green, yellow, red) and a figure: Locazioni in scadenza (12 mesi), Rischio di sfitto, Arretrati di pagamento, Manutenzione necessaria, Finanziamento in scadenza and Controlli di conformità in scadenza.

• This dashboard has no PDF export.
• If a section has no data, its card stays empty apart from the heading.
