Create and Generate Property Documents as PDF
Use Crea documento to generate professional PDF documents using the information already stored in your SmartLandlord account.
Open it under Documenti → Crea documento.
Documents are generated automatically using your property, tenant, financing, and portfolio data. Missing or outdated information in SmartLandlord may result in incomplete or inaccurate documents.

1. Select properties
In the Selezione della proprietà card, choose the properties you want to include.
You can:
- Select the Seleziona tutti card to build a portfolio-wide report across all properties.
- Select a single property to generate property-specific documents.
- Select multiple individual properties for a combined report.
Your selection determines:
- Which data is included in the document.
- Which document types are available.
- Which properties appear in the final PDF.
If you have more than a handful of properties, a filter box appears so you can narrow the list quickly. When a property is missing, use the Aggiungi proprietà link in this card to open ImmoCheck and add it before continuing.
Make sure the selected properties contain the information you want included before generating the document.
2. Choose a document type
Under Creare documenti, click the document type you want. The available buttons depend on your account country.
Rapporto sul portafoglio
Creates a report covering multiple properties.
This is useful for:
- Portfolio reviews.
- Meetings with advisers.
- Financing discussions.
- Performance reporting.
Rapporto dettagliato sulla proprietà
Creates a detailed report for a single property. This report needs exactly one property selected.
This document can help when reviewing property performance, investment data, and property-specific information.
Contratto di noleggio
Opens the lease studio to draft a rental agreement for a property and tenant. See Create a rental contract below for the full wizard.
Anlage V / Beilage L
Country-specific tax documents that may be available depending on your account country.
These documents help organize property-related information for tax reporting purposes.
Choose the document type that best matches your intended use.
3. Configure and generate a report
For reports and tax documents (everything except the rental contract), clicking the document type opens a configuration window where you can adjust the details before generating.
Depending on the document type, you may be able to set:
- Il tuo nome.
- The sections to include (Includere le sezioni).
- Which chapters to include (Capitoli da includere).
- The Anno fiscale for tax documents.
When everything is ready, click Generare PDF.
SmartLandlord generates the PDF and downloads it for you. You can then save it, print it, or share it with advisers, banks, tenants, partners, or authorities as needed.
Review the settings carefully before generating the document.
4. Create a rental contract
Selecting Contratto di noleggio opens the lease studio, a single screen where you assemble the whole lease — property, tenant, and terms — with a live preview alongside.
Magic Fill
Instead of filling every field, you can describe the lease in one sentence in the Magic Fill bar and click Compila, and the AI pre-fills the form for your review. You can also use Carica contratto/annuncio to have an existing contract or exposé read in automatically.
Immobile and Inquilino
Pick an existing Immobile and Inquilino, or create one on the spot. Creating a property or tenant opens a short multi-step wizard (address, details, and — for tenants — contact and bank details) so you can add a new record without leaving the studio.
Condizioni del contratto
Enter the lease terms (start date, cold rent, utilities, deposit, and, if the template requires it, an end date). The matching lease template is chosen automatically from the property type; you can override it if templates are offered. Use Dati aggiuntivi for optional extras such as keys and cellar room.
Live preview
As you work, the panel on the right shows a live preview of the lease that updates with your changes (Anteprima · aggiornata in tempo reale). You can edit individual clauses inline, and use the AI assistant (Assistente IA) to make changes in plain language.
When the lease is ready, click Crea contratto.
Review all tenant and property information before creating a rental contract.
5. Download and activate the contract
After the lease is created, a card appears at the top of the studio with everything you need next:
- Scaricare PDF to download the generated PDF (the preview panel switches to show the finished document).
- Attiva to activate the lease.
- Invia al locatario to email it to the tenant.
- Apri inquilino to open the tenant record.
If information changes later, open the lease again and regenerate the PDF so the document reflects the latest data.

- Verify property and tenant information before generating documents.
- Select only the properties relevant to the report.
- Review document options carefully before downloading.
- Regenerate documents whenever important data changes.
- Store important reports for future reference and record keeping.

Before generating a document
Before creating a document, make sure the underlying information is complete.
For example, verify that:
- Property details are up to date.
- Tenant information is correct.
- Required financing information has been entered.
- The correct property or properties have been selected.
Documents are generated from the information already stored in SmartLandlord. Missing information in the source data may result in incomplete documents.
Reviewing document settings
Different document types may provide different configuration options.
Before generating a PDF:
- Review the selected document type.
- Confirm the selected properties.
- Check any available options and included sections.
- Verify that the document contains the information you expect.
Taking a moment to review these settings can help avoid generating unnecessary versions of the same document.
Updating generated documents
If information changes after a document has been created, generate a new version using the updated data.
Examples include:
- Changes to tenant information.
- Updates to property information.
- Changes to financing details.
