Calculate your property’s value – free in 2 minutes
Address, living area and a few details are enough: you get a market value range based on observed asking prices in your city.
Calcolatore del valore di mercato
Gratuito e senza impegnoHow the calculator works out your property’s value
The market value calculator uses the comparison method that professional valuers also rely on: it takes the prices currently being asked for similar properties in your area and adjusts them to the features of your property.
The result is deliberately a range with a mid value – no false precision down to the last euro. You also see which of your details pushed the value up or down.
The starting point is observed asking prices per square metre in your town or city – in large cities, for your district or postcode area. Apartments, houses and multi-family buildings are valued separately.
Year of construction, condition, energy rating and features (balcony, garden, cellar, parking space) are added as premiums or deductions – for apartments also the floor and lift, for houses the plot size.
You get a lower and an upper limit. The more data there is for your area, the narrower the range – and the result tells you directly how reliable the data is.

The figures you get
In about two minutes you know where your property stands on the market – and how it performs as an investment.
Street, postcode, town, property type and living area are enough. If you like, add the year of construction, condition, energy rating and features – every detail narrows the range.
No registration needed. If we don’t have prices for your area yet, we collect them – this takes a moment, and we can email you the result if you prefer.
Enter your email address to get the exact estimate, the achievable rent excluding service charges and the gross rental yield – and move your property into ImmoCheck with one click.
What determines your property’s value
Two apartments of the same size can differ considerably in value. These are the factors the calculator takes into account:
Town and district set the price level per square metre – the basis of every valuation.
Apartments, houses and multi-family buildings each have their own price level. The living area scales the value.
New build, renovated, well kept or in need of renovation: condition leads to noticeable premiums or deductions.
The energy rating has a direct effect on the achievable price – better ratings fetch higher prices.
Balcony, garden, cellar, parking space, lift and floor make the difference between otherwise identical properties.
A property with tenants in place is valued differently from one with vacant possession – you can state this too.
Online calculator, estate agent valuation or formal valuation?
Each has its purpose. The online calculator is the quickest place to start – and often the right preparation for what comes next.
| Market value calculator | Estate agent valuation | Formal valuation | |
|---|---|---|---|
| Time | about 2 minutes | a few days, with a viewing | several weeks |
| Cost | free | usually free, but the agent hopes to win the sale | paid |
| Based on | asking prices in your area and your details | viewing and market experience | inspection, documents, recognised valuation methods |
| Suitable for | a first idea, preparing to buy or sell, comparing several properties | setting the asking price when selling | courts, tax authorities, inheritance settlements, divorce |
| Legally binding | no | no | yes |
Please note: The online estimate is a non-binding guide based on asking prices and does not replace a formal valuation by a qualified valuer (perizia). Asking prices can be higher than the final sale prices.
Who the calculator is for
Go into talks with estate agents and buyers with a figure of your own – instead of relying on a single opinion.
Check in minutes whether the asking price fits the location, and see the achievable rent and the yield at the same time.
How has your property’s value developed, and is your rent still in line with the market? A sound basis for refinancing and planning.
A first idea of the order of magnitude before you discuss selling, letting or buying out co-heirs. For the tax authorities you need a formal valuation.
From market value to investment decision
The market value is only the start. Whether a property works as an investment depends on financing, tax and cash flow. That is exactly what SmartLandlord’s ImmoCheck calculates – your details from the calculator are carried over, so you don’t have to type anything twice.
Frequently asked questions about the market value calculator
Is the market value calculator really free?
Yes. You see the market value range without signing up and at no cost. For the exact estimate, the achievable rent and the yield, all you enter is your email address.
How accurate is the result?
For typical apartments and houses in areas with plenty of listings, the range is a good guide. For unique or unusual properties, special locations, listed buildings or regions with few listings, the actual price can differ considerably. The result shows how reliable the data for your area is under ‘Data confidence’.
Where do the prices come from, and how up to date are they?
From observed asking prices for buying and renting in your town or district. Each result shows the date of the price observation it is based on.
Which properties does the calculator work for?
For residential property in Italy: apartments, single-family houses, semi-detached houses, terraced houses, multi-family buildings and other types of housing. The calculator does not value commercial property, parking spaces or agricultural land.
What happens to my details?
Without an email address, we don’t store what you enter. If you enter your email address, we store it together with your calculation so that we can send you the result. You only receive tips by email if you explicitly tick the box. You’ll find the details in our privacy policy.
Can I use the estimate with my bank?
As preparation, yes: you know the order of magnitude and go into the meeting well informed. The bank works out the lending value itself.
What is the difference between market value and purchase price?
The market value is the price that could be achieved in an ordinary sale on the open market. The purchase price is what buyer and seller actually agree on – it can be higher or lower.
