Overview
The portfolio bundles all the functions for managing your property holdings. In 'My holdings' you manage your properties with master data, fittings and current metrics. 'My financing' shows all loans with amortisation status and outstanding balances.
My holdings – all properties at a glance
My holdings is the central overview of all saved properties. Every property you transfer into the portfolio from an ImmoCheck appears here with all captured data and calculated metrics.
Portfolio statistics
Four metrics at the top show the current state of your portfolio: the total number of properties, the sum of floor areas in square metres, the total value of all properties and the monthly rental income. These values update automatically when anything changes.
Two views for different needs
The tile view shows each property as a card with the most important data: short code, address, purchase price, rent including charges, purchase date, year of construction and floor area. Clicking the card opens the ImmoCheck results. This view is ideal for a quick visual overview.
The table view lists all properties with extended information. Via the 'Columns' button you reveal additional data fields: parking spaces, financing details, running costs, tax data and calculated metrics. The table supports sorting by clicking on column headers as well as export to JSON, XML, CSV and Excel.
Search and filter functions
The global search covers name, address and region, with results shown instantly as you type. Basic filters let you narrow down by region, year of construction and price bracket.
Advanced filters offer further options: purchase price from/to, floor area from/to, year of construction from/to, minimum yield and cash-flow status. So you quickly find the relevant properties even in larger portfolios.
Property profile – detail view and editing
Every property has its own profile with all captured data. The page is divided into sections that you can edit and save independently of one another.
Master data — The master data covers property type, purchase price, purchase costs, floor area, purchase date and parking information. The purchase price per square metre and the total investment amount are calculated automatically.
Fittings and features — Checkboxes capture features such as balcony, garden, furnishing, listed-building status and APE energy performance certificate. Further fields document heating type, kitchen fittings, sustainability standard, year of construction, floor, number of rooms and energy consumption.
Financing data — The financing section shows aggregated values: total loan amount, weighted effective interest rate, weighted amortisation rate, financing start, equity invested and monthly debt service. Detailed management of individual loans takes place in 'My financing'.
Tax and depreciation — Tax parameters for the yield calculation: depreciation type, depreciation rate, enhanced depreciation rate and duration, personal tax rate and the non-depreciable land share.
Rental income and costs — The income side captures net rent, parking rent and forecast rent and value growth. The rent including charges is calculated automatically from the net rent, recoverable costs and parking rent. The cost side documents recoverable and non-recoverable service charges, IMU (municipal property tax), other costs, the maintenance reserve and the rent-default reserve.
My financing – loans in detail
Several loans can be recorded and managed for each property. The overview shows all financing arrangements with their current amortisation status.
Loan data — Each loan is captured with the following parameters: loan amount, loan type, fixed-interest period, effective interest rate, amortisation rate, start date and total term. From these the system calculates the monthly debt service.
Amortisation schedule and outstanding balance — An amortisation schedule is maintained for every loan. You see the current amortisation status, the remaining balance and the development over the term. With several loans, weighted averages are calculated for interest rate and amortisation rate.
Financing structure — Different loan types can be combined: an annuity loan as the main financing, complemented by subsidised or subordinated loans. The overall view shows the aggregated values of all individual loans.
Data flow between the modules
The portfolio modules are interlinked. Properties enter the portfolio via ImmoCheck. The data captured there is available in 'My holdings' and can be adjusted later.
Financing data from ImmoCheck appears in 'My financing', where it can be managed in detail. Changes in one module affect the calculated metrics in all linked areas.
Export and documentation
The table view in 'My holdings' supports export to four formats: JSON and XML for technical processing, CSV for spreadsheets and Excel for direct editing. That way you prepare data for tax advisers, financing partners or your own analyses.
So you keep your entire property portfolio in view at all times and take every decision on a solid data basis.
