Overview

The dashboard suite gives you different perspectives on your property portfolio. The home dashboard delivers your daily overview with AI-powered recommendations. The ImmoDashboard analyses the performance of individual properties and the overall portfolio. The finance dashboard shows amortisation status, outstanding balances and interest burdens. The energy dashboard aggregates consumption data and savings potential. The location dashboard compares all assessed locations.

Home – the central start page

The home dashboard is your daily entry point after logging in. It shows the current status of your portfolio and delivers personalised recommendations for action based on your investor type.

Portfolio metrics

Eight KPI cards show the most important figures: number of properties, monthly income and expenses, monthly cash flow, annual tax refund, average return on equity, average gross rental yield and total portfolio value. Trend badges show the change versus the previous month.

Your investor type

Your investor type influences all AI recommendations. Five types are available: security-oriented, growth-oriented, yield-oriented, diversified and speculative. A five-step questionnaire captures your investment goals, risk tolerance, time horizon, preferences as well as experience and budget. The confidence indicator shows how certain the typing is.

AI portfolio analysis

The AI analyses your portfolio and delivers an assessment with strengths, weaknesses, opportunities and risks. The recommendations adapt to your investor type. A security-oriented investor receives different guidance from a speculative one. The refresh button generates a new analysis.

Portfolio progress

A progress bar visualises the overall status. The multidimensional analysis assesses four areas separately: portfolio health, cash-flow optimisation, growth potential and strategic alignment. Areas for improvement appear with specific recommendations.

Recommended actions and to-do list

Based on your portfolio status, the system suggests specific actions: add a new property, optimise financing, review energy efficiency or adjust rent. The automatically generated to-do list shows tasks sorted by priority with a done button.

Property map and financial development

A Google Maps view shows the geographical distribution of your properties. The line chart visualises income and expenses over time.

ImmoDashboard – performance analysis

The ImmoDashboard offers detailed insights into the performance of your property portfolio. You can analyse individual properties, compare several properties or look at the portfolio as a whole.

Property selection

Three selection modes are available: single selection for a specific property, multiple selection for comparison, and 'Select all' for the whole-portfolio analysis. After every change, all analyses are automatically recalculated.

Key metrics

Three KPI cards show gross rental yield, rent multiplier and return on equity. With multiple selection, the values are aggregated across all selected properties.

Cash-flow comparison

The combined line chart shows the cash-flow development of all selected properties. Each property gets its own colour. Dropdown menus control the display: cash flow before or after tax and periods of 10, 30 or 50 years.

Performance rankings

The rankings split into top performers and properties with optimisation potential. Each card shows the performance score, ROI, gross rental yield, first-year cash flow and financing ratio.

Portfolio diversification

The diversification score rates the spread from 0 to 100. A donut chart visualises location diversity. A high score means good spread and reduced concentration risk.

Break-even analysis and cost structure

The break-even table shows the point of profitability for each property. The pie chart visualises the composition of the monthly outgoings: interest, principal, condominium fees, reserves and various cost types.

Development charts

Five charts show the development over time: cash flow, ROI, wealth growth, tax savings and debt service. Each chart offers settings for period and display.

Finance dashboard – financing in detail

The finance dashboard is the specialised analysis platform for all your property financing. It shows loans, outstanding balances, amortisation schedules and interest burdens.

Current interest rate trends

A ticker shows the current ECB key rates as market context: main refinancing rate, deposit rate and marginal lending rate. These serve as a benchmark for evaluating your own terms.

Key metrics

Nine KPI cards in three rows show: total loans, total outstanding balance, monthly debt service, current principal, current interest, amount already repaid, plus averages for interest rate, remaining term and amortisation rate.

Portfolio overview table

The table lists all financing arrangements with lender, loan amount, interest rate, amortisation rate, outstanding balance, monthly instalments and remaining term. For properties with several loans, each appears as a separate row.

Charts

Six charts visualise different aspects: overall development of the outstanding balance, debt service per year, distribution of loan types, equity share, cumulative interest and a scatter chart of loan versus interest rate. The latter helps identify expensive financing as candidates for refinancing.

Amortisation schedule

The aggregated amortisation schedule shows the annual development of all financing: total principal, total interest and outstanding balance per year. The calculation takes different start dates, terms and loan types into account.

Energy dashboard – energy data across the portfolio

The energy dashboard aggregates the energy data of all properties and visualises consumption, costs and savings potential at portfolio level.

Metrics overview

Six KPI cards show: total energy consumption in kWh, total annual heating costs, CO₂ emissions, average consumption per square metre, most common energy-efficiency class and estimated savings potential.

Property selection

Using checkboxes you select individual properties or all properties for the analysis. Each card shows name, floor area, efficiency class and annual costs. The selection instantly updates all metrics and charts.

Portfolio overview and charts

The table shows all energy analyses with floor area, year of construction, consumption, annual costs, efficiency class and CO₂ emissions. Six charts visualise the data: energy consumption by property, efficiency-class distribution, heating-type distribution, costs vs. consumption, CO₂ emissions and savings potential by year of construction.

Edit energy data

The edit modal lets you change all energy data: name, floor area, year of construction, energy consumption, heating costs, heating types, efficiency class, energy performance classification (APE) and CO₂ emissions.

Location dashboard – compare location quality

The location dashboard shows all completed location assessments and enables a direct comparison of different addresses.

Metrics overview

Four KPI cards show: the number of overall assessments, the average score of all locations, the best location with the highest score and the weakest location with the lowest score.

Location overview

The table lists all assessments with address, city, postcode, overall score, socio-economic score and infrastructure score. The overall score is colour-coded: green from 70 points, yellow between 40 and 69, red below 40.

Charts

Two charts visualise the results. The bar chart shows all overall scores in direct comparison. The scatter chart positions each location by socio-economic score and infrastructure score. Locations in the top right corner are strong in both categories.

PDF export and documentation

All dashboards offer PDF export for documentation. The reports contain all metrics, charts and tables. They are suitable for bank meetings, tax advisers, financial planning and as evidence for insurers.

The home dashboard generates portfolio overviews. The ImmoDashboard creates performance reports. The finance dashboard delivers amortisation schedules and repayment overviews. The energy dashboard exports consumption analyses. The location dashboard documents location comparisons.
